How much can I borrow?

The bank checks three limits — the lowest decides

    Loans cover at most 90% of the price, so your down payment must be the rest.

Assumptions

  • Swedish mortgage rules in force from April 1, 2026: loans up to 90% of the price, so at least 10% down; amortization 2% a year above 70% and 1% above 50% loan-to-value.
  • Banks typically lend at most 5.5 × the household's yearly income before tax; some assess case by case.
  • Left to live on (KALP): the loan's interest at the rate you enter, plus amortization, must fit your budget after tax, living costs (8,400 kr for one adult, 14,100 kr for two, 4,200 kr per child — based on Konsumentverket) and 4,000 kr a month for the home's fee or running costs.
  • Banks test your budget at a higher stress rate (kalkylränta), often 6%–7%, so they may lend less than shown here. Enter such a rate to see their view.
  • Tax is estimated from the 2026 tax table for the average municipal tax (32 %), for salary and under 66. Your municipality changes it slightly.
  • Other loans, credit cards, savings and type of employment are not considered — existing debt lowers what you can borrow.
  • Amounts in Swedish kronor; each limit is rounded down to the nearest 10,000 kr.
